The short version

Brixyield is an educational planning tool. It is not financial, tax or legal advice, and its results are estimates. The paid features are a one-time purchase, delivered immediately, and all sales are final: we do not give refunds.

1. Agreement

By using Brixyield (the “site”), you agree to these terms. If you do not agree, please do not use the site. Brixyield is operated from California, United States. In these terms, “we” and “us” mean Brixyield and its operator.

2. What Brixyield is, and is not

Brixyield helps you explore the numbers of a rental property and compare buying it with investing the same money. It is an educational tool. It is not financial, investment, tax, accounting or legal advice, and it is not an offer or a recommendation to buy or sell anything.

Results are estimates. They depend entirely on the numbers you enter, which are assumptions about the future, such as rent, costs, home prices and investment returns. Real outcomes will differ, and they can be much worse. The site does not include taxes, and it does not reflect your personal situation. Example values shown when you first open the site are illustrations only. Please speak with a qualified professional before you make a decision, and do not rely on Brixyield alone.

3. Using the site

You may use the site for your own personal, non-commercial purposes. Please do not misuse it. That means no attempts to break, overload or interfere with it, to get around the purchase of paid features, or to copy the site, its design or its code in order to offer a competing service. You may share your own results and the reports you create.

4. Paid features and purchases

Some features, such as the side-by-side comparison and the PDF report, are available after a one-time purchase. The price is shown before you pay. You pay once, there are no recurring charges, and there is no subscription. Paid features are sold only to customers in the United States. Payments are handled by Stripe, and you agree to its terms when you pay.

The purchase gives you access to these features for personal use for as long as Brixyield offers them. We may improve, change or remove features over time, and we may stop offering the site.

5. All sales are final

Paid features are digital and are available the moment you unlock them. For that reason, all sales are final and we do not offer refunds. Please try the free parts of the site first, and write to us before you buy if you have a question. If you believe a charge is a mistake, contact us first so we can look into it.

Nothing in these terms takes away any right you have under the law where you live that cannot be waived.

6. Ownership

The site, including its design, text, illustrations, calculations and code, belongs to Brixyield and is protected by law. You keep ownership of the numbers you enter. We give you a personal, non-exclusive right to use the site and the reports you create as described above.

7. No warranty

The site is provided “as is” and “as available”, without warranties of any kind. We do not promise that it will be accurate, complete, error-free, uninterrupted or suitable for your purposes.

8. Limit of liability

To the fullest extent the law allows, Brixyield will not be liable for any indirect, incidental, special, consequential or lost-profit damages, or for any loss caused by decisions you make using the site. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

Some places do not allow these limits, so they may not apply to you in full.

9. Changes

We may update these terms from time to time. The date at the top shows when they last changed. Using the site after a change means you accept the updated terms.

10. Governing law

These terms are governed by the laws of the State of California, United States, without regard to its conflict-of-law rules. Any dispute will be brought in the state or federal courts located in California, unless the law where you live gives you the right to bring a claim somewhere else.
